Booking & Cancellation Policy

1. Introduction

Welcome to FlatMatey.

These Terms & Conditions govern the use of the FlatMatey website and all booking requests, reservations and accommodation services offered through the website.

By submitting a booking request or using our website, you agree to these Terms & Conditions.

2. Accommodation

FlatMatey offers furnished rooms within shared accommodation located in Rome, Italy.

The accommodation is intended exclusively for female residents aged 18 years or older.

Submitting a booking request does not guarantee a reservation. Reservations are only confirmed once FlatMatey has approved the application and received any required payments.

3. Eligibility

To book accommodation through FlatMatey, applicants must:

Once a booking request has been reviewed, FlatMatey may offer a room subject to availability.

A reservation is not considered confirmed until written confirmation has been provided and any required payments have been received.

Rent, deposits and any other charges must be paid according to the instructions provided during the booking process.

Failure to make payments on time may result in cancellation of a reservation or termination of the tenancy agreement.

All applicable fees will be clearly communicated before a booking is confirmed.

6. Deposit

To secure a room reservation, a deposit equal to one month's rent is required upon signing the rental agreement.

A room is not considered reserved until the deposit has been received.

7. Check-In and Check-Out

Residents must comply with agreed check-in and check-out times.

Special arrangements may be available upon request but cannot be guaranteed.

Residents are responsible for returning all keys and leaving the room in a clean and reasonable condition upon departure.

8. Cancellation Policy

Cancellation More Than 30 Days Before Arrival

If the resident cancels their reservation more than 30 days before the agreed arrival date, the reservation deposit will be refunded less a €100 administration fee.

Cancellation Within 30 Days of Arrival

If the resident cancels their reservation 30 days or less before the agreed arrival date, the reservation deposit is non-refundable.

Failure to Arrive

If the resident fails to arrive on the agreed move-in date without prior written agreement, the reservation will be considered cancelled and the reservation deposit will not be refunded.

Exceptional Circumstances

FlatMatey may, at its sole discretion, consider exceptions to this policy in exceptional circumstances. Any exception granted shall not create an obligation to grant future exceptions.

9. House Rules

Residents agree to:

Smoking and vaping inside the apartment are prohibited.

Pets are not permitted unless expressly approved in writing.

Occasional overnight guests may be permitted subject to prior agreement and consideration of other residents.

Male overnight guests may only stay with the prior agreement of all other residents.

Parties and large gatherings are not permitted.

FlatMatey reserves the right to update house rules when reasonably necessary.

10. Property Damage

Residents are responsible for any damage caused by themselves, their guests or visitors.

Residents may be charged for repairs, replacements or cleaning required as a result of such damage.

FlatMatey makes reasonable efforts to ensure information on the website is accurate and up to date.

However, FlatMatey cannot guarantee:

Any disputes arising from these Terms shall be subject to the jurisdiction of the competent courts of Italy.
